Fall is here in Connecticut, and October is a great month to give your home a little attention before colder weather arrives.

Whether you’ve lived in your home for two years or twenty, a few simple seasonal tasks now can help prevent bigger and more expensive problems later.

Outside the home

Clean leaves and debris from gutters and downspouts, check that water is draining away from the foundation, inspect exterior faucets, and take a look at walkways and steps before freezing temperatures arrive. It’s also a good time to check the roof for missing or damaged shingles.

Heating season is coming

Before you really need the heat, consider having your furnace or boiler serviced. If you have a fireplace or woodstove, October is also a good time to have the chimney inspected and cleaned if needed.

A quick safety check

Test smoke and carbon monoxide detectors and replace batteries as necessary. With homes closed up and heating systems running again, carbon monoxide detectors are especially important.

Don't forget the little things

Disconnect garden hoses before freezing weather, know where your main water shutoff is, and check around windows and doors for drafts. Small maintenance items can make a noticeable difference during a Connecticut winter.

One more thing homeowners often overlook...

Keep a simple “home file.” Save receipts and records for major repairs, improvements, appliances, heating systems, the roof, septic or well work, permits and warranties.

You may not be thinking about moving today, but someday those records can be incredibly helpful. They can also make it much easier to remember exactly when that roof was replaced or how old the water heater really is.

October doesn't have to be about real estate transactions. Sometimes, taking care of the home you already have is the best real estate decision you can make.
